Therefore, this type of assistance is for people in vulnerable situations.

Essentially, the US government works on providing housing assistance programs for specific groups.

Also, each state or county may be administered its own programs. So, the federal government provides a budget, and each local office manages closely the programs.

The Subsidized Rental Housing program have three different types of housing assistance, as follows:
1. Housing Choice Voucher (HCV)
The Housing Choice Voucher also known as Section 8 is one of the most famous and supportive housing assistance programs in the US.
It is held by the federal government and provides assistance for low-income families, seniors, and people with disabilities.

2. Privately owned subsidized housing
Private owners receive subsidies in order to rent their properties to low-income people. Usually, private owners can be individuals or even profit or non-profit corporations.
3. Public housing
On the other hand, public housing is regularly used by people who don’t qualify for HCV or Section 8.
Unlike the private housing described above, this option is managed by the government with the objective to provide safe, decent, and sanitary housing options for specific groups, including seniors, low-income families, and people with disabilities.
Homeownership programs
On the other hand, the government offers homeownership programs in addition to the rental assistance programs, as follows:
1. Federal Housing Administration (FHA) Loans
As we know, private lenders offer mortgages that are usually expensive to repay. So, the government provides a specific type of loan in which eligibility requirements are less strict, and rates and fees are lower.
Also, lenders need approval and authorization to offer an FHA loan.
People with fair credit scores and those who cannot afford a down payment of more than 4% may find FHA loans a good choice to purchase their home.
However, if you have good credit and can afford a down payment of 10% or 15%, it may be better to apply for a conventional loan.
2. Vouchers
Low-income families who are already part of the HCV program (including public housing) may use their vouchers to pay their mortgage monthly payments when purchasing their first home.
Active-duty service members and veterans housing programs
Furthermore, there are programs designed for active-duty service members and veterans. For example, VA Loans are similar to the FHA Loans, but they are provided for the military community.
Like FHA Loans, VA Loans are offered by private lenders.
State and other programs
All programs mentioned above are provided by the federal government, though some agencies are private and local, like in the case of the FHA Loans.
However, states also provide housing assistance programs.
Therefore, people with low income, people with disabilities, Native Americans, seniors, and other specific groups, especially those in vulnerability, may find helpful housing programs in state HUD offices and regulated agencies in each state or county.
